The lack of basic communication, clear signage, and professionalism made this experience extremely stressful and frustrating. I cannot recommend this property to anyone—avoid it at all costs.

The unit itself is spacious and modern, especially when compared to other small apartments or hotels in Venice. Having air conditioning is a real plus if you're visiting during summer months. We stayed in Canal View 2, one of three similar units on the second floor. Everything was great except for one issue: after a rainy day, water started dripping into the bedroom. It wasn’t a major flood, but it did require using towels and covers to manage the noise and prevent further mess. Fortunately, once the rain stopped, everything was fine. Before booking, it’s worth confirming that the roof issue has been addressed. Another downside was the number of rules only shared after booking. For example, disposing of trash requires taking it to a boat stop early in the morning—no easy task if you’re just here for a few days. Also, instructions for using the dishwasher felt overly complicated, especially if you’re not cooking regularly or staying more than a week. We didn’t throw out our waste because we were confused about the process (mostly paper and plastic), so we simply let them know. If you’re looking for a terrace, ask if that unit is available—it’s definitely a bonus for those who want extra outdoor space.
