The location of Leesons Residences is definitely a strong point—ideal for travelers looking for affordable short-term accommodation. The price is significantly lower than other similar options, making it a good value for money. However, one major downside is its proximity to a busy street where large trucks and trailers frequently pass by, so if you're sensitive to noise, this might not be the best choice. During my first stay from April 27 to May 2, I immediately noticed the bedding was extremely dirty and had not been changed at all. This same issue reoccurred during my second visit from May 7 to 14—bed sheets were stained with blood underneath, and the exhaust fan in the bathroom was completely non-functional. I requested a linen replacement, but instead received a gray-colored sheet that was clearly used and never washed. That’s beyond unacceptable. For such a basic standard of cleanliness and maintenance to be overlooked, especially in a place where guests are paying for comfort and hygiene, is disappointing. Management really needs to step up on housekeeping and room upkeep to ensure a decent experience for future guests.

It’s a tourist-friendly zone with strong security presence and frequent police patrols, so it feels safe and well-maintained. The property itself is a tall modern building, and upon arrival, you’re greeted by two adorable little dogs at the front desk—so sweet! The suite is sleek and recently renovated, featuring a high-quality mattress on a comfortable bed. There’s a compact kitchenette at the entrance with a microwave, fridge, kettle, and toaster—perfect for self-catering. A large bottle of drinking water is provided too. Since we had access to a kitchen, we skipped breakfast altogether, though they offer a separate meal option for around 400 PHP per person if needed. Storage space is limited—no full wardrobe—but there’s a closet rod, bedside table, safe, iron, and ironing board, which covers most essentials. Bathroom amenities are top-notch: high-quality shampoo, conditioner, body wash, soap, and toothbrushes—all provided, so no need to bring your own toiletries. While the room is on a high floor, street noise is noticeable, but the air conditioning helps a lot—especially with outdoor temperatures hitting 36°C. Once the AC is running, it’s not distracting at all. Overall, we loved our stay and would definitely return.
