The location is perfect—just a short walk from many of Edinburgh’s top attractions, and literally steps away from tram and bus stops, making it super easy to explore the city or head to the airport without needing to worry about rain or long walks. The apartment-style layout is ideal for longer stays, offering plenty of space and a home-like feel. The unit was spotless, secure, and well-maintained, with thoughtful touches like a washing machine (no dryer, but drying racks were provided—very practical). It’s quiet, comfortable, and had everything we needed for both short getaways and extended trips. Great value, great vibe, and definitely a place I’d stay again.
Edinburgh Regency Guest House
I stayed at Edinburgh Regency Guest House during a really tough time, and I can't recommend it for anyone. The staff were polite enough, but the owner clearly doesn’t care about guests’ wellbeing. The rooms are extremely run-down — peeling paint, worn-out furniture, and poor maintenance everywhere. I found signs of rodents and even had worms come out of the shower tray, which was deeply unsettling. I was told it wasn’t harmful to my kids, but how can you trust that when the place is so neglected? There were also uninvited individuals staying there, and my children witnessed and overheard disturbing things — completely unacceptable for a family-friendly space. The owner claims he’d never live in these conditions with his own family, but if that’s true, why allow such a place to operate this way? It’s clear money is the only priority here. This isn’t just a bad stay — it’s unsafe, unsanitary, and utterly disappointing. I wouldn’t recommend it to anyone, especially not with children.

Perfect spot for a weekend getaway whether traveling solo or with a group of friends. The location is unbeatable—right in the heart of Edinburgh, surrounded by great dining options and walking distance to all major attractions. The hostel itself is spotless and well-maintained, with a friendly, welcoming vibe from the moment you step in. I arrived late on Friday night, and Rayna, who was at reception, kindly paused her dinner to check me in, show me to my bunk, explain the rules, and give me a quick tour of the facilities—so thoughtful and warm-hearted. I’d forgotten my UK plug adapter, and instead of making me stress, both Rayna and Sarah let me charge my phone securely at the front desk. Huge plus! The bathrooms were clean, had consistent hot water, and even though the hostel was full, there were enough facilities that we never had to wait in line. The staff made the whole experience special—genuine, helpful, and always ready to chat. I loved the atmosphere, the community feel, and the attention to detail. This isn’t just a place to sleep—it’s a real home away from home. Highly recommend for anyone visiting Edinburgh.

Staying at this apartment was a disappointing experience despite the convenient location in Edinburgh city center. We were assigned to unit 3 in block 4, and while the view from the bedroom window overlooking Haymarket station was nice, everything else fell far short of expectations. The entrance was dark and filthy, with poor lighting making it hard to navigate. The apartment itself felt neglected—cleaning was inadequate, kitchen units were damaged, and walls had visible cracks that were only patched without repainting. There were burn marks on the bedroom cabinet, peeling paint on furniture and light switches, and basic fixtures like the bath plug were missing entirely. The bathroom radiator was rusty and grimy, floor tiles were cracked, and even the plates were chipped. It’s clear this place hasn’t been properly maintained or inspected in years—possibly not since the early 2000s. We requested a price reduction due to the condition, but our request was firmly denied. While the local agent handling key collection was polite and helpful, they had no authority to fix any issues. Overall, the quality doesn’t match the price, and unless you’re looking for a budget option with very low standards, I’d strongly advise against booking here.

The only downside is the cabinet above the tea station—it has a sharp corner that could easily cause injury if you’re not careful. It’s definitely a safety concern, especially when moving around with luggage or in low light. A simple fix like adding a soft edge cover would go a long way. Otherwise, this hotel offers great value and a welcoming atmosphere.
